INVENTORY & SCHEDULE OF CONDITION

Our comprehensive inventory reports provide an in-depth record of the property’s condition at the start of a tenancy. Key features include:


  • Detailed descriptions and conditions of all fixtures, fittings, and furnishings.


  • High-resolution photographs for thorough visual documentation.


  • Meter readings and smoke alarm tests.


  • Checks on appliances, plumbing, and other key systems to identify issues such as blockages or low water flow.


  • Identification of maintenance issues, forming a snagging list for landlords and agents.


Key handovers can also be facilitated upon request. Tenant details will need to be provided by the agent/landlord as part of our Lone Worker policy and to ensure we are giving keys to the correct persons.

CHECK OUT

Our check-out reports compare the property’s condition at the end of a tenancy with the initial inventory report. 


Discrepancies are flagged, and liability for any damage is clearly outlined. This helps landlords and agents address issues efficiently and resolve disputes fairly.

MID-TERM INSPECTIONS

These visits ensure the property is being well-maintained during the tenancy. E1 focus on key areas such as:

As an independent third party, we often find tenants are more open about issues, which allows us to relay accurate information to landlords and managing agents. With our proactive approach and precise documentation, you can avoid costly fines and focus on what matters most - managing properties.

PRE-CHECK-OUT INSPECTION

Our pre-check-out service provides a proactive approach to avoid surprises during the final inspection:
