An inventory report protects both landlords and tenants by documenting the condition of a property at the start of a tenancy. It serves as an impartial reference to avoid disputes at the end of the tenancy.

Yes, tenants can add their own photographs as supplementary evidence, though these must be submitted by email within the specified review period and will be subject to review by E1 Inventories.
Yes, while the primary purpose is to document the condition of the property, our reports also highlight maintenance issues as part of a snagging list for landlords and agents. Tenants should report all maintenance issues to the appropriate person during their tenancy, be this the landlord or Property Manager.
Yes. Photographs and comments can be added to the report if submitted to E1 by email within 7 days of receipt of the report. Once the report has been signed or closed it is not advisable to re-open it to make amendments, however, if items within the property are replaced or added during the tenancy (eg, new appliances/mattress) or if maintenance issues flagged at check in are rectified by the agent or landlord, E1 can create an Update Report which uses the original inventory, and add agent/landlord addendums along with photographs.
If it is not deemed suitable for an Update Report to be created and a Mid-Term Inspection would be more appropriate, we can discuss this at the time. Our aim is to be clear and helpful in providing full and detailed information about the property.
Tenants typically have seven days to review the report and submit comments.
The length of an inspection depends on the size of the property, but most inspections are completed within one or two hours.
